Before you ask

Questions every owner has

What does it cost?

A percentage of the revenue your property collects, so I only do well when you do. The exact number depends on the service level and the property, and I'll give it to you straight on the first call. If a percentage doesn't fit your situation, I'm open to talking structure.

How do payouts work?

Transparently. Booking revenue is tracked in platforms you can see for yourself, my fee comes out of what the property earns, and you get clear reporting on every dollar. We set up the payout structure that fits your situation before the first guest checks in.

Do I need a license or permit?

In many cities, yes, and this is where most owners get stuck. I map the exact requirements for your city during the underwriting step and then walk you through the whole registration process. I'm a registered operator in Chicago, one of the hardest cities in the country to license, so your market is very unlikely to scare me.

What happens if a guest damages something?

Prevention first: guest screening and house rules that filter out the bookings you don't want. When something does happen, I document it, handle the claim process including Airbnb's AirCover coverage, and coordinate the repair. You hear about it from me with a plan attached, not from a surprise bill.

Who handles cleaning and maintenance?

My vetted local teams. Cleaners work from checklists with photo verification, and maintenance issues get dispatched to people I trust. In a new market, building that local team is part of my launch process, not your homework.

Can I still use the property myself?

Of course. It's your property. You get calendar access and block the dates you want, and I optimize the pricing around them.

I already have a listing but it's underperforming. Can you take it over?

Yes, and takeovers are often the fastest wins. Most underperforming listings share the same fixable problems: static pricing, slow response times, tired photos, and thin reviews. I audit what's broken, fix it, and you watch the numbers move.

How fast can we launch?

The setup itself moves fast. The real variable is your city's licensing timeline, which I start on immediately and run in parallel with everything else. On our first call I'll give you an honest timeline for your specific market instead of a number that sounds good.
