Who you're working with
I manage more than twenty short-term rental units across four markets, a portfolio I built in three years under the mentorship of Peter LoPresti of The Stoic Team, one of the largest hosts in the space.
That mentorship means the systems running your property carry over fifteen years of operating knowledge: dynamic pricing that reads the market daily, guest screening that protects your asset, and cleaning and maintenance routines built for turnover at scale. Not trial and error at your property's expense.

What I offer
Three ways to work together. All of them come with the same standard: your listing performs, your guests are taken care of, and you always know how your property is doing.
Everything, handled. You get the income and the updates. I get the 2 a.m. lockout call.
You stay involved, I carry the operational weight. We define the split that fits how hands-on you want to be.
If one piece of your operation is holding you back, I can take just that piece.
The part most managers can't do
Regulation is where most short-term rentals die. Registrations, zoning, shared housing ordinances, tax collection. Chicago is one of the toughest cities in the country to license a rental in, and it's a market I operate in and navigate effortlessly.
I'm registered with Chicago's Department of Business Affairs and Consumer Protection and run fully compliant units in the city today. If I can get a rental legal in Chicago, I can get one legal in your market.
From first application to final approval, I hold your hand through the entire registration process. Your property earns from day one without shutdown risk, fines, or delisting surprises.
Where I operate
I'm not limited to the markets I'm already in. I stand up new markets from scratch: local cleaning and maintenance teams, pricing systems, guest operations, and the full licensing process, so your property runs like it's in my backyard even when it isn't.
If you own property anywhere and want it earning as a short-term rental, the location is my problem to solve, not yours.
How it works
We talk about your property, your market, and what you want out of it. Fifteen minutes, no pressure, no obligation.
I project what your property can earn and map exactly what it takes to operate legally in your city.
Listing, photos, pricing engine, smart locks, cleaning team, house manual. Everything built to five-star standard before the first guest.
We go live. From there, pricing and performance get tuned continuously, and you get clear reporting on how your property is doing.
Before you ask
A percentage of the revenue your property collects, so I only do well when you do. The exact number depends on the service level and the property, and I'll give it to you straight on the first call. If a percentage doesn't fit your situation, I'm open to talking structure.
Transparently. Booking revenue is tracked in platforms you can see for yourself, my fee comes out of what the property earns, and you get clear reporting on every dollar. We set up the payout structure that fits your situation before the first guest checks in.
In many cities, yes, and this is where most owners get stuck. I map the exact requirements for your city during the underwriting step and then walk you through the whole registration process. I'm a registered operator in Chicago, one of the hardest cities in the country to license, so your market is very unlikely to scare me.
Prevention first: guest screening and house rules that filter out the bookings you don't want. When something does happen, I document it, handle the claim process including Airbnb's AirCover coverage, and coordinate the repair. You hear about it from me with a plan attached, not from a surprise bill.
My vetted local teams. Cleaners work from checklists with photo verification, and maintenance issues get dispatched to people I trust. In a new market, building that local team is part of my launch process, not your homework.
Of course. It's your property. You get calendar access and block the dates you want, and I optimize the pricing around them.
Yes, and takeovers are often the fastest wins. Most underperforming listings share the same fixable problems: static pricing, slow response times, tired photos, and thin reviews. I audit what's broken, fix it, and you watch the numbers move.
The setup itself moves fast. The real variable is your city's licensing timeline, which I start on immediately and run in parallel with everything else. On our first call I'll give you an honest timeline for your specific market instead of a number that sounds good.
Text or email me your property's address and I'll send back what it could earn as a short-term rental, plus the licensing picture for your city. No call required, no obligation, no pressure.
Let's talk
Call, text, or email. Tell me about your property and I'll tell you honestly what it could do, and what it would take to get there.
