What underperforming Airbnb listings have in common

Most listings that stall share the same four fixable problems. Here is what I look for first when I take one over.

Takeovers are often the fastest wins in this business. An owner calls because the listing has gone quiet, the reviews have thinned out, and the calendar has holes in it that used to be full. Nine times out of ten the property is fine. The operation around it is what slipped.

Static pricing

A nightly rate that was set once and never touched again. The market moves every day: events, seasons, day of week, how much lead time is left before the date. A listing priced the same on a Tuesday in February and a Saturday in July is leaving money on the table on one end and scaring off bookings on the other. The fix is a pricing engine that updates daily, plus a human who reads what it is doing.

Slow response times

Airbnb rewards hosts who answer fast, and guests book the host who answers first. If the average reply takes hours, the listing quietly drops in search and the inquiries go to the neighbor. Every message should get a real answer within minutes, at any hour.

Tired photos

Photos taken on a phone on move-in day, before the furniture was finished. A listing is a storefront. Professional photography, shot after the space is styled, is the single highest-return dollar in this business.

Thin reviews

A handful of reviews, or a long gap since the last one, reads as risk to a guest. Reviews come from a consistent five-star experience and from asking for them the right way at checkout.
